Regular inspections of all mechanical equipment are essential to maintain pumps, motors, boilers, fans, and other components at the levels recommended by manufacturers. Any identified issues are diligently documented and reported to the Property Manager for prompt attention and resolution.
An engineering examination is necessary for your building's walls, roofs, and garages to detect potential water ingress, weak caulking, and flashing issues. A detailed report on any problems found will be submitted to the Property Manager.
Regular inspections and staff training ensure that all building systems and areas are adequately prepared and function as needed for each season. The Property Manager will promptly submit a report addressing any identified issues.
An independent elevator consultant should be contracted every three to five years to conduct comprehensive inspections of all elevators. Any identified issues will be reported to both the Contractor and the
Property Manager.
For buildings equipped with an energy monitoring/control system, we conduct an annual performance check to verify it operates within established parameters. Any issues discovered during this check will be documented and shared with both the contractor and Property Manager.
Before renewing any contract, the Board will receive three quotations, each with a detailed cost breakdown compared to the budget. The Board will then make a decision based on which proposal best aligns with the Corporation's needs.
